On-Site Detention Systems

Many properties (residential, commercial or industrial) will require on-site detention systems (OSD’s) to relieve council drainage systems of pressure during times of peak flow. The guidelines for OSD requirements, design and methodology are subject to the varying standards set out by different councils. Typically, an OSD system for proposed worksis designed to limit the discharge from the site to pre-development levels. However, some councils require substantial reductions in post development flow. For instance, depending on the development, Waverley council requires restricting either the post development 20 or 100 yearflow to that of the pre-development 5 year flow.

OSD systems can be costly and result in periodic maintenance at the expense of the owner. As such, to ensure our clients peace of mind, we conduct thorough and detailed models to develop the most cost effective and practical OSD systems. In the past we have been recognized for our ability to provide alternate designs that have greatly reduced costs and complexity for the developer.Previously we have been engaged to revise what in our opinion was an unnecessary, expensive and costly underground OSD system designed by another firm, to a more cost effective and easy to manage above ground system. Our client was thrilled with the simplicity and cost reduction in our method that they recommended us to many future clients.

Our stormwater management plans with OSD systems typically start at around $900 + GST and will vary depending on the size, scale and complexity of the project.Gilcon provides a thorough and illustrative stormwater management planthat includes:

  • Details of all the hydraulic components such as system volume, orificeand overflow sizing, and
  • Thorough depiction of calculations for the designed OSD system. These calculations are provided with more detail than most other firms enabling council to quickly assess the system.
